{"id":7127,"date":"2026-01-22T18:00:00","date_gmt":"2026-01-22T18:00:00","guid":{"rendered":"https:\/\/www.marshflattsfarm.org.uk\/wordpress\/?p=7127"},"modified":"2026-01-22T19:47:47","modified_gmt":"2026-01-22T19:47:47","slug":"2026-01-22-update","status":"publish","type":"post","link":"https:\/\/www.marshflattsfarm.org.uk\/wordpress\/?p=7127","title":{"rendered":"Outbuildings: 2026-01-22 Update"},"content":{"rendered":"\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"640\" height=\"360\" src=\"https:\/\/www.marshflattsfarm.org.uk\/wordpress\/wp-content\/uploads\/2026\/01\/2026-01-22.jpg\" alt=\"\" class=\"wp-image-7128\" srcset=\"https:\/\/www.marshflattsfarm.org.uk\/wordpress\/wp-content\/uploads\/2026\/01\/2026-01-22.jpg 640w, https:\/\/www.marshflattsfarm.org.uk\/wordpress\/wp-content\/uploads\/2026\/01\/2026-01-22-300x169.jpg 300w, https:\/\/www.marshflattsfarm.org.uk\/wordpress\/wp-content\/uploads\/2026\/01\/2026-01-22-500x281.jpg 500w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><figcaption class=\"wp-element-caption\">Outbuildings: 2026-01-22<\/figcaption><\/figure>\n\n\n\n<p>While almost all of the building work was completed before the end of 2025, there were a few items outstanding which have been attended to over the past couple of days:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The rainwater drainage inspection chamber in the North-East corner of the Courtyard (top-left of the overview photo) has always been holding 30-40mm of water &#8211; implying an inadequate &#8216;fall&#8217; on the outlet pipework.\n<ul class=\"wp-block-list\">\n<li>The fall was checked with a laser level on Tuesday, which confirmed the chamber was set at the right level and pointed to some sort of issue on the downstream pipe run.<\/li>\n\n\n\n<li>Excavation of that pipe run showed there was a &#8216;hump&#8217; in the pipe which was causing the issue &#8211; partially due to it passing over a separate underground pipe connected to an Aco doorway drain.<\/li>\n\n\n\n<li>With the pipe run re-routed away from the other pipe and re-levelled at the correct fall, the rain is now draining out of the inspection chamber.<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li>The ground in the Courtyard has always been prone to holding pools of standing water &#8211; which was evident before construction started. As a consequence, a network of &#8216;land drain&#8217; pipework was installed, formed from four &#8216;legs&#8217; running east-West (which will end up in the middle of future planting beds).\n<ul class=\"wp-block-list\">\n<li>The expectation was that there would at least be no standing water in the immediate vicinity of those land drains &#8211; but that wasn&#8217;t the case, and in fact there were some pools of water directly above the drains.<\/li>\n\n\n\n<li>The issue turned out to be the use of solid clay as the back-fill material over the land drain pipes &#8211; and in some cases inadequate pea gravel over those pipes.<\/li>\n\n\n\n<li>The agreement with the build team was that they would remove the layer of clay overlaying the land drains and top-up the pea gravel cover over the pipes to the specified 100mm depth &#8211; and then I will fill the trenches with some more free-draining soil from elsewhere on the site, as part of the work required to prepare the soil between the drains for planting.<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li>Some other finishing touches that happened to be scheduled for today were for the windows and doors.\n<ul class=\"wp-block-list\">\n<li>One of the window handles was from a faulty batch, and the lock cylinder kept falling out &#8211; so that handle was replaced (from a new, good batch).<\/li>\n\n\n\n<li>There was some install-time damage to one of the door handles, which was also replaced.<\/li>\n\n\n\n<li>The original window sills turned out to be too &#8216;deep&#8217; to fit properly so those were re-made and fitted today.<\/li>\n\n\n\n<li>A minor manufacturing defect on the bi-fold door meant the bottom seal had been torn &#8211; and would be torn again if one of the hinge fixings wasn&#8217;t adjusted, so that hinge was re-fitted and the seal replaced.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n","protected":false},"excerpt":{"rendered":"<p>While almost all of the building work was completed before the end of 2025, there were a few items outstanding which have been attended to over the past couple of days:<\/p>\n","protected":false},"author":2,"featured_media":0,"comment_status":"open","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[23,35,94,105,80],"tags":[],"class_list":["post-7127","post","type-post","status-publish","format-standard","hentry","category-build-progress","category-drainage","category-outbuildings","category-rainwater-management","category-snagging"],"_links":{"self":[{"href":"https:\/\/www.marshflattsfarm.org.uk\/wordpress\/index.php?rest_route=\/wp\/v2\/posts\/7127","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.marshflattsfarm.org.uk\/wordpress\/index.php?rest_route=\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.marshflattsfarm.org.uk\/wordpress\/index.php?rest_route=\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.marshflattsfarm.org.uk\/wordpress\/index.php?rest_route=\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.marshflattsfarm.org.uk\/wordpress\/index.php?rest_route=%2Fwp%2Fv2%2Fcomments&post=7127"}],"version-history":[{"count":3,"href":"https:\/\/www.marshflattsfarm.org.uk\/wordpress\/index.php?rest_route=\/wp\/v2\/posts\/7127\/revisions"}],"predecessor-version":[{"id":7131,"href":"https:\/\/www.marshflattsfarm.org.uk\/wordpress\/index.php?rest_route=\/wp\/v2\/posts\/7127\/revisions\/7131"}],"wp:attachment":[{"href":"https:\/\/www.marshflattsfarm.org.uk\/wordpress\/index.php?rest_route=%2Fwp%2Fv2%2Fmedia&parent=7127"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.marshflattsfarm.org.uk\/wordpress\/index.php?rest_route=%2Fwp%2Fv2%2Fcategories&post=7127"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.marshflattsfarm.org.uk\/wordpress\/index.php?rest_route=%2Fwp%2Fv2%2Ftags&post=7127"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
