As the House and the Outbuildings were constructed roughly 10 years apart, there were some differences in the teams involved. This page covers the organisations and people involved in the design and construction of the Outbuildings (also known as ‘Phase 2’), for which the vast majority of the work was completed during 2025.
Design and Certification Team
Architects
Given that 95% of the design of the Outbuildings was completed as part of the original design ‘package’, along with the house, it made sense to continue with the same architects: Justin Smith Architects who have now expanded from their original base in Derby and have a wider presence across the East and West Midlands (and now generally use the name JSA Design). Over the years since the original design was prepared the personnel there have changed and for the Outbuildings most of the work has been done by Chris Wood.
Stormwater Drainage Design
For reasons that are not entirely clear, it proved very difficult to find a local consultancy company willing to take on the (relatively small) task of designing the rainwater drainage solution for the Outbuildings. Several consultants said they would quote, but didn’t. Freeflush Water Management, based in Manchester, offer a range of Design services to complement their water management supply business – including a fixed-price drainage design service, which proved a good fit for the requirements. With them not being local they didn’t make any site visits but were able to work very effectively from photographs, surveys and design drawings.
Building Control
MFA Building Control in Derby were originally engaged (and paid) for Building Control approval of the whole project, consisting of the Outbuildings as well as the House, so they are also covering Building Control for the Outbuildings.
Build Team
Main Contractor
As the Outbuildings are a much more ‘conventional’ building project than the House was, the considerations for contractor selection were different. Chris at JSA Design was very helpful in advising on local contractors who had done excellent work for other clients and the selected contractor – J & K Developments Ltd – is one that came highly recommended.
Solar PV and Battery Storage
After being very impressed by the services provided by Carbon Legacy (who were responsible for the NIBE Ground Source Heat Pump and Solar PV installations in the House) it made sense to use them again, for the integrated Solar PV and Battery Storage solution for the Outbuildings.
